QUALIFICATIONS

 

To qualify for the Hungary Investor Visa, investors must meet the following criteria:

  • Be a non-EU and non-EEA citizen over the age of 18;

  • Successfully undergo the due diligence and background verification checks performed at various stages in the process;

  • Demonstrate that they have sufficient means to support themselves and their family members and to be able and willing to disclose the source of wealth;

  • Receive approval by the competent authorities to buy residential property.

 

INVESTMENT OPTIONS

1.  REAL ESTATE FUND: A minimum investment of €250,000 in units of a licensed real estate investment fund is required.

Minimum Investment Duration is 5 years and Redemption after 5 years upon investment maturity.

The Hungarian Fund Investment Residency Program is a new long-term residency plan launched by the Hungarian government in 2024. Overseas investors can obtain a ten-year residency status for their entire family by purchasing a compliant fund.
This real estate fund meets the regulations and is fully supervised by the Hungarian Central Bank, ensuring safety and security. After holding the fund for five years,
investors have the option to redeem it. Those who meet the residency conditions in Hungary can apply to convert their status to permanent residency.

2. DONATION: A donation of €1,000,000 to an institute of higher learning.

This contribution will be utilized towards supporting education, scientific research, as well as artistic and creative endeavors. The institution chosen must be upheld by a foundation dedicated to public interest


 

REAL ESTATE FUND INVESTMENT:

MINIMUM INVESTMENT: €250,000 (40% invested in Hungarian real estate and remaining invested in bonds)

DURATION: 5 years

EXIT METHOD: Redemption after 5 years upon investment maturity

APPLICATION REQUIREMENTS FOR REAL ESTATE FUND


1.  Applicant: Must be at least 18 years old with no criminal record.
2.  The applicant must invest €250,000 in a Hungarian real estate fund, which can be redeemed after 5 years.
3.  Family Inclusion: The applicant may include their spouse and children.
4.  No residency obligation, no language, business background, or proof of asset source required.

INVESTMENT PROCEDURE

To be eligible to apply for their residence permit, investors must obtain the Hungary Guest Investor Visitor Visa first. At this stage, they must demonstrate availability of funds and undergo a background verification check.

The Guest Investor Visitor Visa enables investors to travel to Hungary, fulfill identity verification, open an investment account and submit the residence application.

 

Applicant must fulfill the investment obligations not later than 93 days after submitting the residence application. Residence application is approved 21 business days after fulfillment of investment followed by issuance of a 10-year residence card within 7 days. The permit is renewable, subject to fulfillment of all legal requirements.

​The guest investor status allows you to set up your own business with up to 100% direct ownership and you can employ yourself as the Managing Director or CEO. Your business will benefit from the 9% corporate tax rate and you can enjoy the 15% income tax rate.

A Hungarian company can undertake contracts freely in the European Union. This opens access to a home market of 400 million people. Please note, however, that you as an individual could not spend more than 182 days in any single country in a calendar year, other than in Hungary.

FREE HEALTHCARE AND EDUCATION FOR YOUR FAMILY IN HUNGARY

Hungary offers a universal free healthcare system. By paying social insurance, residents can obtain a Social Insurance Card (TB Card), which grants access to free medical care, examinations, lab tests, and hospital treatments.

Hungary has a well-established education system, offering high quality diplomas that are widely recognized around the world. The country provides 19 years of free public education, which includes 3 years of kindergarten, 8 years of primary school, 4 years of secondary school, and 4 years of university education.

PERMANENT RESIDENCY (CITIZENSHIP) REQUIREMENTS:

3 years before applying:

 

  • Reside in Hungary for at least 9 months each year for 3 consecutive years before applying.

  • Pay taxes and file tax returns according to local regulations.

  • Maintain valid health insurance throughout the period of stay.

  • Complete the required exam, expected to be implemented by law in 2025.

APPLICATION PROCEDURE FOR REAL ESTATE INVESTMENT FUND

1. The main applicant sign's the Service Agreement.

2. Prepare documents for opening an overseas bank account.

3. The main applicant visits the consular office with the original documents and submit application materials.

4. Receive a 6-month visitor investor visa upon approval.

5. The main applicant travels to Hungary and opens a security account

6. The main applicant long-term residence application is submitted and the fingerprint data collection is done.

7. Other family members submit their applications at consulate office.

8. The main applicant completes the € 250,000 real estate fund investment in Hungary.

9. Receive the approval letter.

10. Receive the long-term residence card.

11. After 3 consecutive years of residence in Hungary, the main applicant can apply for permanent residency (citizenship passport).

APPLICATION FEES FOR REAL ESTATE INVESTMENT FUND

I. REGISTRATION FEE (PER APPLICATION): For fees, consult our Representatives.

One application includes the main applicant, family of up to 4 people (main applicant and up to 3 dependents). 

The registration fees includes legal representation fee, KYC, due diligence and onboarding fees. Applicant have to pay the registration fee in advance, fill the registration form, sign CFA and share a copy of the original documents.

In addition to the above, investors must also cover expenses related to document attestation and authentication.

II. PROCESSING FEES (PER APPLICATION): €65,000 

The processing fees includes the main applicant, family of up to 4 people (including main applicant and up to 3 dependents).

The processing fee includes Visa Line service fees, government administration fees, due diligence and interview fees. 

All fees charged by the Hungarian authorities are subject to change.

1.   Client qualification, KYC pre-screening and onboarding.

File preparation, providing of proof of available funds and signing of documents.

2.   Application submission.

Government due diligence and background verifications

3.   Conditional approval issued. Collection of residence permit(s).

INVESTMENT (MONTH 2-3)

4. Selection of investment option and making the required investment. Request for transaction approval and verification

5. Approval of transaction. Completion of the investment-related obligations.
